As your full service property manager, we will provide the following services:

Routine Inspections

• Routine inspections allow preventive maintenance to be done before small problems become costly repairs. We ensure everything is working properly.
• We can prepare an inventory of your property complete with photos of all your belongings. This inventory is checked prior to guest arrival and after departure.

Maintenance

• Let us take care of all the services required for your property, including hiring professionals when necessary.
• 24 hour on call emergency service.
• We maintain records for all work orders issued with our computerized program which tracks the history of all maintenance done on your property.
• Outdoor furniture and personal belongings are moved indoors for protection during the summer month.

Housekeeping Services

• Arrange and supervise cleaning services prior to home owner arrival and departure and for rental properties as required.
• Daily maid service arranged as requested.

Automated Accounting Functions

• Maintain an operating account on your behalf where payments are made for income and expenses associated with your property, i.e., rental revenue, maintenance charges and housekeeping fees.
• Issue monthly cash flow statements showing income and expense figures, including year to date totals to facilitate income tax preparation.
• We issue a complete, itemized occupancy report for rental properties quarterly. Owners can access their accounting, monthly statements and rental calendar via Owner Web.

Concierge Services

• As an owner, you can take advantage of our partnership with Concierge Royale's services and have us arrange airport transportation, grocery stocking, flower arrangements, reservations and spa services.
